Search
EU Nationals with Pre-settled Status
We can potentially lend to EU, EEA (Including Iceland, Norway and Liechtenstein) and Swiss citizens if clients can evidence that they have successfully applied for pre-settled status.
Must have been in the UK for 2 years.
Must have valid UK work permit/visa, with 2 years remaining.
Must work in one of the following sectors: Education, Healthcare, Finance & Banking, IT, Legal, Marketing Professionals, Science Research & Development, Energy Sector and Construction Industry Professionals (Not Trades) e.g. Architects.
EWS1 Requirements
EWS1 forms are required. We will not lend on properties with combustible cladding or materials on balconies without an EWS1 form.
A1, A2 and B1 are acceptable, subject to valuers comments.
Maximum 10 storeys.
Please note that EWS1 forms that were issued by Tri Fire Ltd will not be accepted.
Ex Local Authority
Houses/bungalows accepted.
Flats/maisonettes not accepted.
Expat
Expat BTL & Holiday Let accepted up to 80% LTV.
Where an applicant is an Expat, the UK taxpayer status will be used to determine the ICR required.
We do not accept Self Employed applicants for Expat applications.
Most countries and currencies are acceptable for Expat BTL & Expat Holiday let (excluding any UN sanctioned or war torn areas).
For regulated BTL (due to carrying out an affordability assessment), we require the applicants to be paid in one of the following currencies – Sterling, Euro, Swiss Franc, Norwegian Krone, US Dollar, Canadian Dollar, Singapore Dollar, Hong Kong Dollar, UAE Dirham, Kuwaiti Dinar, Qatari Riyal, New Zealand Dollar, Danish Krone, Swedish Krona and Saudi Riyal.
Minimum income- £40,000 UK£ equivalent.
Expat applicants must hold a UK bank account.
We require 3 years address history (UK or abroad).
