Property must have been owned for 6 months before we can accept a remortgage application.

Bankruptcy

Must have been discharged for more than 3 years. Maximum 75% LTV. No further court orders must have been registered

Basement Flats

We can potentially lend on a basement flat. Please refer the property to our Business Development Team. Maximum of 5 storeys, including the basement flat.

BTL ICR Calculation

For non UK taxpayers then 125% of the stressed mortgage payment will be used (either the pay rate + 2% (Min 5.5%) or the 5 year rate).

For basic rate taxpayers then 125% of the stressed mortgage payment (either the pay rate + 2% (Min 5.5%) or the 5 year rate).

For higher or additional rate taxpayers then 145% of the stressed mortgage payment (either the pay rate + 2% (Min 5.5%) or the 5 year rate).
If joint application, we use the worst case scenario.
