Actual Rent vs. Valuer's Rent
We will not use the current rent received from the current tenant for affordability assessment when it exceeds the valuer’s estimate.
Applicant
Minimum age 18 at application.
No maximum age at the end of the mortgage term.
Maximum 4 applicants.
Applications with Sitting Tenants
We can potentially accept cases of this nature. We can help where there is a sitting tenant as long as their tenancy agreement was a standard ASTA and they are not a tenant on any kind of Protected Tenancy basis. Please speak to our Business Development Team
Arrangement Fees
Can be added to the loan, above the maximum LTV as long as the overall loan fits within the ICR calculation.
Arrangements
Up to 75% LTV. Must have been satisfied 3 years.
Arrears
We can consider historic arrears – no arrears in the last 3 years.
